WHAT ARE THE QUALIFYING REQUIREMENTS?

  • Pass credit history, eviction and background check.
  • Income verification/history and indication of applicant’s continued prospects for this income. Tips and overtime hours do not qualify as income. Two most recent pay stubs. Self-employed must provide original form of Annual Tax Return form 1040 for the last year, 1099 forms, or last 2 months of pay stubs.
  • Income required 3 times the rent (gross income).
  • We accept guarantors/co-signers to supplement income.

Management will not discriminate on the basis of race, color, nationality, gender, family status, religion, sex, or any other characteristic protected by all applicable state and federal discrimination laws.

WHAT IS THE MINIMUM LEASE TERM?

The minimum lease term we offer is 7 months. Please note that leases shorter than 12 months will incur a monthly short-term lease fee.

IS RENTER'S INSURANCE REQUIRED?

​Yes, renter’s insurance is required for all residents. Proof of insurance must be provided before move-in and maintained throughout the duration of your lease.

WHAT IS THE DUE DATE FOR RENT ND IS THERE A GRACE PERIODFOR LATE RENT?

​Rent is due on the 1st of each month. However, we offer a grace period until the 3rd. Payments made after the 3rd may incur a late fee in accordance with the lease agreement.

WHAT PAYMENT METHODS ARE ACCEPTED

We accept all payments electronically via the Resident Hub. You can pay using:

  • Credit card

  • Debit card

  • ACH bank transfer

  • Money orders

  • Certified funds

Please note that personal checks and cash are not accepted.

ARE SERVICE ANIMALS OR EMOTIONAL SUPPORT ANIMALS ALLOWED?

Yes, service animals and emotional support animals are allowed in our community. We process all pet and assistance animal documentation through PetScreening.com.

All residents must complete a profile—whether you have a pet, assistance animal, or no animal at all—through the PetScreening platform as part of the application process.

ARE THERE BREED RESTRICTIONS OR WEIGHT RESTRICTIONS?

No, we do not have any breed or weight restrictionsall pets are welcome in our community!

All pet applications and documentation are handled through PetScreening.com. Each pet must be registered and approved through the platform as part of the leasing process.

WHAT IS THE COST ASSOCIATED WITH THE PETS?

If you have a household pet approved and registered through PetScreening.com, the following fees apply:

  • $350 non-refundable pet fee (per pet)

  • $25 monthly pet rent (per pet)

  • Maximum of 3 pets allowed per apartment

Service animals and emotional support animals are not subject to any fees, but must still be registered and approved through PetScreening.

All pets must be registered and documented in your lease agreement.

What parking options are available?

Parking is not assigned, however residents must place their vehicle parking sticker in an area that is visible. We have plenty of parking for allof our residents and their guests. Visitor passes are available in the Leasing office.

ARE GUESTS ALLOWED OVERNIGHT?

​Yes, guests are allowed to stay overnight. Please be mindful of community rules and respect your neighbors during their stay.

IS SMOKING ALLOWED IN THE APARTMENTS OR ON PATIOS/BALCONIES?

​No, smoking is not allowed inside the apartments, inside any buildings, or in any common areas of the community. This policy helps ensure a clean, healthy, and safe environment for all residents.

WHAT AMENITIES ARE AVAILABLE?

Our community offers a variety of amenities for residents to enjoy, including:

  • Gym and fitness room (with Yoga classes offered regularly)

  • Swimming pool with cabanas

  • Playground for children

  • Dog park and dog wash area

  • Pickleball courts

  • EV charging stations

  • Table games area in the covered patio at the clubhouse

  • Business room for meetings and conferences

  • Recreation rooms for social gatherings and activities

IS WI-FI PROVIDED OR INCLUDED?

Our apartments are Wi-Fi ready and service is offered through Xfinity, providing some of the fastest internet speeds available.

Once you move in, you can contact our Xfinity representative to pick up the modem and set up your connection.

Wi-Fi service costs $95 per month and can be conveniently paid through our office along with your rent.

HOW QUICKLY ARE MAINTENANCE REQUESTS HANDLED AND HOW CAN I SUBMIT ONE?

It is our goal to complete maintenance requests on the same day or within 24 hours of submission to ensure your comfort and satisfaction.

To submit a maintenance request, please use the Resident Hub portal or contact the leasing office directly. For emergency maintenance issues (such as water leaks, no heat, or electrical hazards), please call our emergency maintenance line immediately for urgent assistance.

ARE THE ENTRANCES AND APARTMENTS SECURED?

Yes, all of our buildings are enclosed, climate-controlled, and secured with state-of-the-art electronic keypads. Each resident receives a unique access code to enter their building, which can be used manually or via a convenient mobile app.

Additionally, security cameras monitor all entrances and breezeways to enhance the safety and security of our community.
